Water on a roof doesn't fall straight through. It runs sideways along rafters, follows electrical lines, pools on insulation, hits a horizontal stud and then drops — often six or eight feet from the actual entry point. Most "leak repairs" we get called for are second visits — a previous contractor patched what was visible and the water came right back through somewhere else. Here's how a real leak fix works.
Most leaks have one of about a dozen real sources. We know which one to look for.
Flashing is the leading cause — undersized, missing, rusted, lifted, or stepped wrong at chimneys, walls, and skylights. Pipe boots are next — the rubber collars around plumbing vents crack, especially on south-facing slopes that take the most UV. Valleys back up when leaves and debris dam them, then water finds the seam and pushes laterally under shingles. Punctured underlayment from old satellite dish mounts, removed antennas, or wind-driven debris is sneaky because the shingles look fine. Ridges and hip caps fail at the fasteners. Then there's the not-actually-a-leak category: condensation from poor attic ventilation, ice dams forcing water back up under shingles, gutter overflow saturating the fascia and eave. Each of those mimics a leak and gets misdiagnosed constantly. We tell the difference because we look at the whole system, not just the spot above the stain.

A one-time leak usually has an event behind it — a windstorm lifted a section of shingles, a tree branch punctured the underlayment, a pipe boot finally cracked after twenty years. The fix is targeted: replace the failed component, reseal correctly, document, warranty. Done.
A chronic leak is a different animal. It comes back every few months. It shifts location slightly between visits. Multiple contractors have "fixed" it. Usually one of three things is happening: the diagnosis was wrong every time and the real source was never touched; the original installation has a systemic problem (wrong flashing, wrong underlayment, wrong fasteners) that no spot-repair can solve; or it's not actually a roof leak at all and it's condensation, ice dam, or gutter overflow being misdiagnosed. The leak repair industry has a hidden tax: you pay one contractor for a "repair," it fails in a few months, you pay another contractor to "fix" it, that one fails too, and now you've paid for three repairs that didn't work plus the water damage they didn't stop. Once the entry point is identified, the fix depends on the failure mode. Lifted shingles get re-set with proper hand-nailed pattern, not blindly machine-gunned. Failed flashing gets pulled and replaced with the correct gauge metal, stepped properly, sealed with the right compound for the substrate — not exterior caulk. Cracked pipe boots get a new properly-sized boot installed under the shingle course above. Punctured underlayment gets cut back to sound material, patched with matching synthetic, and covered with new shingles that blend with the existing field as best they can.
Every repair gets photographed during and after, so you have a record of what was actually done. The crew lead on every leak job is someone who's been on roofs for years — not whoever was free that day. And on the rare occasion we find that the real fix is more than a repair (chronic systemic issue, end-of-life shingle field, deck rot under a leak that's been ignored), we'll tell you straight rather than do a repair that won't hold.
